How to Prevent Frozen Pipes in a Putnam County Winter

Hudson Valley cold snaps can push overnight lows well below 20°F, and the pipes that fail are almost always the ones running through unheated space. A few hours of prep in the fall prevents the most expensive call we take all winter. This guide covers why Putnam County homes are especially vulnerable, how to inspect your own plumbing, what supplies to buy, and exactly what to do if a freeze is already underway.

Why Putnam County pipes freeze harder than city pipes

Putnam County sits at higher elevations than much of the New York metro area, and our winter temperature swings are sharper. A pipe that survives a 28°F night in White Plains can burst at 18°F in Carmel or Kent because the ground is colder, the wind is stronger, and many homes here rely on wells, crawl spaces, and septic systems that leave plumbing exposed.

Older homes in Mahopac, Cold Spring, and Philipstown were often built before modern insulation standards. They have pipes in exterior walls, unheated mudrooms, and garages that were added after the original construction. Newer homes in Brewster and Patterson can still have problems if hose bibs were installed without frost-free sillcocks or if irrigation lines were not blown out properly.

The other factor is duration. It is not just the low temperature that bursts pipes; it is how long the pipe stays below 32°F. A quick two-hour dip usually does no harm. A three-day cold snap with daytime highs in the teens is when we start getting emergency calls.

Know which pipes are actually at risk

Freeze damage concentrates in predictable places. Walk through your home with a flashlight and look for any supply line that passes through space that is not heated to the same temperature as your living areas.

  • Hose bibs and outdoor spigots, especially on the north side of the house
  • Supply lines in crawl spaces and vented basements
  • Pipes running through exterior wall cavities
  • Any line in an unheated addition, garage, or mudroom
  • Pipes under kitchen and bathroom cabinets on exterior walls
  • Well pump lines and pressure tanks in unheated outbuildings

Insulate before the first hard freeze

Foam pipe sleeves cost a few dollars per length and are the single highest-return upgrade you can make. Buy the correct diameter — common sizes are 1/2 inch, 3/4 inch, and 1 inch — and cover every exposed run you can reach. Use acrylic caulk or spray foam to seal gaps where cold air enters around the rim joist, crawl space vents, and where pipes pass through exterior walls.

For pipes that have frozen before, or for long runs in very cold spaces, self-regulating heat cable rated for potable water lines is worth the investment. Follow the manufacturer's instructions exactly: the cable must run along the pipe, not wrap tightly around it, and it should be plugged into a ground-fault circuit interrupter outlet. Do not use extension cords or space heaters as a permanent solution.

Insulation alone does not create heat. It only slows heat loss. A pipe in an unheated space will eventually freeze no matter how thick the foam is if there is no heat source and the temperature stays low long enough. That is why insulation works best when combined with a small amount of heat or moving water.

Use the drip strategy correctly

During sustained sub-20°F weather, open the faucet farthest from your water main to a slow, steady drip on both the hot and cold sides. A stream the width of a pencil is too much; you want a thin, unbroken trickle about the size of a piece of spaghetti. Moving water resists freezing, and the open faucet relieves the pressure that actually bursts pipes.

Keep vanity and sink cabinet doors open so heated room air can reach the supply lines behind them. This is especially important for sinks on exterior walls, which are common in ranch and split-level homes throughout Southeast and Putnam Valley.

If you have a bathroom or laundry room that is rarely used, do not forget those fixtures. A guest bathroom on a cold exterior wall is one of the most common freeze locations we see because the homeowner assumed the heat in the rest of the house would protect it.

Winterize outdoor plumbing the right way

Outdoor plumbing is the lowest-hanging fruit for freeze prevention, and it is also the most commonly neglected. Start by disconnecting and draining every garden hose. A connected hose traps water in the bib and can crack it from the inside, even if the bib itself is labeled frost-free.

If your hose bibs have interior shut-off valves, close them, then open the exterior spigot to drain the remaining water in the line. Leave the spigot open slightly for the winter so any residual water can expand without cracking the pipe.

Irrigation systems should be blown out with compressed air in late fall. A single zone left with water in it can crack the backflow preventer, which is an expensive repair. If you are not comfortable doing this yourself, hire an irrigation contractor; it is cheaper than replacing valves in the spring.

Thermostat and heating tips that actually work

Set your thermostat to at least 55°F even when you are away. Lowering it further to save money is a common mistake that leads to frozen pipes in hallways, basements, and rooms far from the thermostat.

If you have rooms that are always colder than the rest of the house — a common issue in homes with additions or finished basements — use a small space heater with tip-over and overheat protection. Keep it away from combustibles and do not leave it running on an extension cord.

For homes with forced-air heating, make sure warm-air registers are open in rooms with plumbing. Closing vents to save energy can drop the temperature in a bathroom or laundry room just enough to cause a freeze.

What to do if you will be away for more than a day

If you are traveling during a cold snap, the safest option is to shut off the main water valve and drain the system. Open the highest faucet in the house, then the lowest faucet, and flush the toilets. This removes the water that could freeze and flood the home if a pipe bursts while you are gone.

If you cannot drain the system, have someone check the house daily. A small leak from a thawing pipe can cause thousands of dollars in water damage in just a few hours. Ask your house-sitter to run water at every fixture and listen for unusual sounds.

Smart thermostats and leak detectors are worth considering for second homes or frequent travelers. A Wi-Fi water sensor under the sink or near the water heater can send an alert the moment moisture appears.

If a pipe is already frozen

First, leave the affected faucet open. As the ice melts, the open path gives expanding water somewhere to go. Next, apply gentle heat starting at the faucet and working back toward the frozen section. A hair dryer, heat lamp, or heating pad on low works well. Never use an open flame, propane torch, or charcoal starter — the risk of fire is far greater than the risk of the pipe bursting.

If you cannot locate the freeze, if the pipe is inside a wall, or if you see any bulging, moisture, or discoloration, shut off the main water valve and contact a plumbing professional. A controlled thaw by a professional is far cheaper than repairing water damage from a burst pipe.

Once the pipe has thawed, run water slowly and inspect the area for leaks. A pipe may have cracked but not leaked until pressure returned. Check ceilings, walls, and floors below the affected area for the next several days.

A fall checklist for Putnam County homeowners

Run through this checklist in October, before the first hard freeze. Spending an hour on prevention can save you from an emergency call at 2 a.m. in January.

  • Inspect and insulate exposed pipes in basements, crawl spaces, garages, and attics
  • Seal air leaks around rim joists, crawl space vents, and pipe penetrations
  • Disconnect, drain, and store garden hoses; shut off interior hose bib valves
  • Blow out irrigation systems and drain outdoor faucets
  • Test the main water shut-off valve to make sure it turns freely
  • Service the heating system and replace filters before cold weather arrives
  • Open cabinet doors under sinks during extreme cold
